By using this application, you agree to these Terms of Use.
1. Purpose of the Application. This application is provided as a deal analysis, workflow, and communication tool. It may generate calculations, summaries, projections, emails, PDFs, letters of intent, and other related outputs based on information entered by the user.
2. No Legal, Tax, Accounting, Lending, or Investment Advice. This application and its outputs are provided for informational and workflow purposes only. Nothing in this application or in any generated output constitutes legal advice, tax advice, accounting advice, underwriting advice, lending advice, financial advice, or investment advice.
Users are solely responsible for obtaining independent professional advice and for verifying whether any structure, transaction, document, number, assumption, or result is appropriate for their specific situation.
3. User Responsibility for Inputs and Decisions. Users are responsible for all information entered into the application, including deal assumptions, transaction terms, contact details, property data, and recipient information.
Users are also solely responsible for reviewing, validating, and approving all outputs before using, sharing, sending, relying on, or acting on them.
4. No Guarantee of Transaction Outcome. Use of this application does not guarantee that any deal will qualify for funding, close successfully, be accepted by any lender or third party, or achieve any projected result.
Any calculation, projection, or generated document may depend on assumptions, estimates, and third-party requirements that may change without notice.
5. Emails, PDFs, and Generated Documents. The application may generate and send summaries, PDFs, letters of intent, and related communications based on user inputs. Users are responsible for confirming that all such materials are accurate, appropriate, authorized, and intended for the selected recipients before sending.
6. Acceptable Use. You agree not to use the application for unlawful, fraudulent, misleading, or unauthorized purposes, to submit false, deceptive, or infringing information, to interfere with the operation, security, or availability of the application, or to use the application in a way that could harm the Company, other users, or third parties.
7. Service Availability and Changes. The application may be updated, modified, restricted, suspended, or discontinued at any time, with or without notice. Features, calculations, and outputs may change over time.
8. Third-Party Services. The application may rely on third-party services for hosting, storage, document generation, analytics, email delivery, or related infrastructure. The Company is not responsible for downtime, failure, delay, or performance issues caused by third-party providers.
9. Disclaimer of Warranties. The application is provided on an “as is” and “as available” basis without warranties of any kind, whether express or implied, including any warranty of accuracy, completeness, reliability, fitness for a particular purpose, merchantability, non-infringement, or availability.

You agree to defend, indemnify, and hold harmless the Company and related parties from and against claims, liabilities, losses, damages, costs, and expenses arising out of your use of the application, your submitted information, your generated outputs, or your violation of these Terms of Use.
12. Changes to These Terms. These Terms of Use may be updated from time to time. Continued use of the application after changes become effective constitutes acceptance of the revised Terms.
